Terms of use

Shareroom is run by Bridgetech Academy Ltd (RC 8896403), Plot 5, Olayinka Balogun Crescent, Magodo, Lagos State, Nigeria ("we", "us"). These terms are the agreement between you and us when you use the website or app. By creating an account you accept them and confirm you're 18 or over.

How we handle personal data is set out in our privacy notice.

Shareroom is a place to find rooms, bed spaces, self-contains and housemates in Lagos. We are not a landlord or an agent, and we're not part of any tenancy or arrangement you make with another member. Whether a place or a person is right for you is your decision.

We review adverts and run the checks described below, but we can't inspect every property or guarantee what members say.

You need a Nigerian mobile number to create an account. Give your real name and keep your details up to date. One account per person.

Keep your password to yourself; you're responsible for what happens on your account. If you think someone else has used it, change your password and sign out your other devices in your account.

To post an advert or book a viewing you'll need to pass an ID check first.

"Identity checked", "Permission to let reviewed" and "Property inspected" are three separate checks, shown separately. Each one means only what it says, at the time it was done. A check is not a promise that a member or place is safe, so always follow our safety guidance. Paying for a promotion never buys a check.

• You have permission to rent or sublet what you list.
• Every cost is in the advert: rent, caution, agency, agreement and service charges, and what bills are extra.
• Prices say what they buy (per bed, per room or the whole place) and how often they're paid.
• A bed in a shared room is advertised as a bed space, never as a private room.
• Photos are of the actual place, and the advert is taken down or marked taken once it's let.
• You don't charge anyone to view, or take money before they've viewed.
• If you're an agent, you say so and give your LASRERA registration.

We review adverts before they go live and may ask you to change one or decline it. If you don't confirm an advert is still available within 14 days we'll ask, and after 21 days it's paused.

Private advertisers can have 5 adverts up at once and post 5 new ones every 28 days. Verified agents can have up to 50.

You keep ownership of what you post. You let us show it on Shareroom and in search engines and share previews while it's up, and keep a record after it comes down so our team can deal with reports.

A room-wanted post shows for 60 days to signed-in members, and you can renew it. Only say what's true about yourself, and only connect with people you mean to live with or rent to.

Keep conversations on Shareroom until you've viewed, so our team can help if something goes wrong. A property's street address is shared only once a viewing is agreed. Turn up when you said you would, or cancel in good time.

We don't collect rent or deposits. Any payment is between you and the advertiser, so view first and get a written agreement. If anyone asks you to pay rent through Shareroom, it's a scam: report it.

The only thing you can pay us for is promoting an advert:

• Boost: ₦1,000
• Featured for 7 days: ₦2,000
• Featured for 30 days: ₦5,000

A boost moves an advert up once and can be bought once every 7 days. Featured time only counts while the advert is live. Your first featured for 7 days is free, once per account. Prices are in naira and include any charges; you see the price before you pay, and Paystack takes the payment, so your card details never reach us.

A promotion moves an advert up in search and labels it "Promoted". It never adds a trust badge and never gets an advert past review.

If an advert is declined at review before its featured time starts, we refund the payment automatically.

In any other case, such as a payment that went through twice or a promotion that didn't run, contact us with the payment reference from your receipt and we'll look at it. We don't refund automatically when you delete or pause an advert, or when we put it on hold for breaking these terms. Refunds go back to the card or account you paid with, usually within 10 working days. This doesn't affect your rights under the Federal Competition and Consumer Protection Act.

• Scams, fake adverts, or adverts for places you can't let
• Asking for money before a viewing, or for an inspection or holding fee
• Harassment, threats, hate or discrimination, including by tribe, religion or gender beyond a household's stated preferences
• Using someone else's photos, name or ID, or having more than one account
• Spam, or using members' details for anything except renting
• Copying adverts or data from the site with automated tools, or trying to get around our checks or limits

We can remove adverts, posts or messages and freeze or close accounts that break these terms. You can report anything that does. If we act on your account we'll tell you why, unless that would help a scam or the law stops us, and you can ask us to look again.

You can delete your account at any time in Your data. Your adverts come down and open viewings are cancelled. What we keep afterwards, and for how long, is in the privacy notice.

We work to keep Shareroom accurate, safe and available, but we can't promise it will always be. We're not responsible for what members post or do, for a tenancy or arrangement between members, or for losses we couldn't reasonably have foreseen. Where we are responsible, our liability is limited to the amount you paid us in the 12 months before the problem.

Nothing in these terms limits liability that the law doesn't allow us to limit, such as for fraud or for death or injury caused by negligence.

We'll update this page and its date when the terms change, and tell you by email or in the app before a significant change takes effect. If you keep using Shareroom after that, the new terms apply; if you don't agree, you can delete your account.

These terms are governed by the laws of the Federal Republic of Nigeria. If you have a complaint, please contact us first so we can try to put it right. Otherwise, disputes go to the courts of Lagos State.
